What To Expect When Using Property Management Services

RENTAL CONTRACT COMPLIANCE

We handle correspondence and discussions between you and your tenants on your behalf, saving you time.

Our standard lease requires your tenant to abide by all rules and regulations of the homeowners association. Working directly with your HOA will enforce rules and regulations to keep your rental property up to par with the neighborhood standards, helping you avoid fines.

At the end of the lease, we’ll complete a move-out assessment for damages, charge your tenant where appropriate, and disperse security deposits with itemizations as required by law.

MAINTENANCE ARRANGEMENTS

We will promptly address and follow up on maintenance requests, whether received via phone, Block & Associates’ online service request form, or our after-hours emergency pager.

Our preferred vendors work with us extensively at competitive rates. Additionally, we don’t make a profit off any vendor charges. We also troubleshoot maintenance issues with your tenant on the phone (before we call a vendor), often avoiding the need for a service call and saving you money.

We also arrange for move-in and move-out property assessments and written reports by a member of our team at the beginning and end of each lease.

ACCOUNTING

Monthly statements, including copies of paid invoices and year-end statements, are provided to help keep your finances organized. This will also help your tax preparer maximize your tax deductions.

Some bills can be paid on behalf of our landlords at no extra charge, including warranty renewals and repair invoices.

Your tenants are invoiced monthly and in a timely fashion for any past due rents, late fees, and other outstanding charges. We track all of this, so you don’t have to.

RENT RECEIPT

We receive the rent due and distribute your net rent through monthly deposits (or mailings). We also make every effort to minimize special tenant requests regarding payments or payment dates.

We are not attorneys, but our years of experience allow us to share our knowledge regarding landlord-tenant law. Eviction proceedings are filed monthly at a secured, negotiated rate through a local real estate attorney who only represents landlords.

If there are ever any unpaid debts, they’re reported to credit bureaus in an attempt to collect any outstanding debt owed to you by your tenant.

ASSOCIATED COST

To manage your investment property, we charge a competitive percentage of the monthly rent to manage your investment property.

Vacant management: If your property is vacant at the end of a lease, we’re happy to continue management at a flat fee. Our vacant management services include making utility connections in our name and handling maintenance arrangements such as lawn care, HOA requests, etc. These services will be paid from your maintenance fund. We’ll also perform a monthly check and visual assessments and notify you of our findings. All this will save you time and protect your property.

Renewals: Leases that are renewed on managed properties are renewed by your rental agent for a modest charge (this includes an interim assessment). We do our best to maximize your return on investment.
