Our All-Inclusive Property Management Services

Contract Compliance

Your property manager will facilitate all correspondence between you and your tenant, to save your time. Our lease agreement requires your tenant to abide by all rules and regulations set by your homeowners association. We will work directly with your HOA to ensure your property adheres to neighborhood standards to avoid potential fines. A third-party independent inspector will conduct move-out inspections at the end of each lease, and our office will assess damages and fines, where appropriate. We then disperse security deposits with itemizations in accordance with North Carolina legal requirements.

Maintenance Requests

Tenants may make maintenance requests via phone, email, through our online service request form, or through our 24/7 after-hours emergency pager. All requests will be handled promptly by our vetted and insured preferred vendors, at competitive rates. Block & Associates does not profit from any vendor charges. As an additional service, our team will make every attempt to troubleshoot maintenance issues with your tenants before calling a service vendor to help avoid the need for a service call when possible.

Transparent Accounting

We provide monthly statements, including copies of paid invoices and year-end statements, to help your tax preparer maximize your tax deductions. We can even handle the payment of some bills for you, at no extra charge, including warranty renewals and repair invoices. Tenants are also invoiced monthly for past-due rent, late fees, or any other outstanding charges.

Rent Collection

Your net rent will be distributed to you via monthly deposits or mailings, based on your preference. Our team will also make efforts to minimize special tenant requests regarding payments or payment dates. Any necessary eviction proceedings are filed monthly at a secured, negotiated rate with a local real estate attorney that only represents landlords. We also report any unpaid debts to credit bureaus to assist in the collection of all monies owed to you by your tenant.

We also maintain a catalogue of our clients’ available rental homes on our website, to assist in marketing your property to prospective tenants.

We Offer Competitive Rates

Our rates are based on a competitive percentage of the monthly rent (or $80 minimum/month for modest properties) to provide full-service management of your investment property. If your property remains vacant at the end of a lease, we are able to continue management for a flat fee of $80 per month. Vacant management services include utility connections made by us in our name, facilitation of maintenance arrangements like lawn care, HOA requests, etc. We will also perform a monthly inspection of your vacant property, as an added layer of protection. Lease renewals on managed properties are billed at a flat $150 charge, which includes an interim inspection.
